The developers of Perimeter’s Park Center asked the Dunwoody Planning Commission to scrap proposed plans for an office building to “reflect the significant market shifts.”
At the Feb. 13 Dunwoody Planning Commission meeting, attorney David Kirk representing developer KDC requested that an originally proposed 700,000 square-foot single tower office building be replaced with the construction of a double tower structure containing a 300,000 square feet of office space, 22,000 square-foot of restaurant/retail space, a 175-room hotel and 300 apartments.
The project, located on 13 acres on Perimeter Center Parkway, already has three of the proposed four buildings constructed that consist of about 1 million square-feet of office space, 54,000 square-feet of retail/restaurant, and 4,000 parking spaces.
“I think, from a planning perspective, having a mixed use development in front of a MARTA station is exactly what MARTA has been trying to do for years, if not decades,” Kirk said.
As part of the proposal, the developers have committed $50,000 to install public art at the site.
Senior Planner Madalyn Smith said city staff supports the plan, saying that it reflects the density and composition of buildings in the surrounding area and that it is consistent with the city’s comprehensive plan.
Kirk said the mixed-use development would actually reduce traffic during morning and evening rush hour traffic, which was confirmed by Dunwoody’s planning department.
Several commission members asked if an affordable housing component would be included in the apartment community, but developers said it would not be economically feasible.
No attendees spoke either in support or opposition to the zoning proposal. The board voted unanimously to support the new plan. It will now be up to the Dunwoody City Council to consider the zoning change. If passed, it would be the first apartment construction to be approved that doesn’t have any…
